WBA was commissioned to develop a conceptual Master Plan for a low-impact Agri-Turismo on Sardinia along the Costa Smeralda between Porto Rotondo and Porto Cervo. The 52.7 HA site is defined by a river on its eastern edge that flows south into an estuary at the Bay of Cugnana, an adjacent flat ridge zone the length of the site with numerous rock outcroppings with lovely south-facing views to the Bay and Tyrrhenian Sea beyond, and its western edge is a native-forested slope up to a long ridgeline. An Agri-Turismo requires this land is sustainably farmed from sea to ridgeline (see conceptual diagram) and essentially a farm-to-table restaurant must serve the allowable density of Villas, which in our proposal are envisioned as 4BR native-stone Courtyard Villas around aforementioned rock outcrops ‘with a natural pool in and around the outcrops’ all south-facing. What drove our concept were the ruins of an existing Stazzo or farmhouse that wisely created a protected south-facing courtyard between the Stazzo and ridgeline-slope at the base of an iconic Crescent Rock. The additional lesson was that you could barely see ‘evidence of settlement’, i.e. it was ‘silent within the land’ as it was built of native stone aside native stone outcrops. After our initial site visit, we strongly encouraged our Client to restore the Stazzo as his Villa. He did just that.
